About Texas Hunting Leases

Texas Hunting Leases and primarily Texas Deer Leases are widely used in Texas. Leased hunting ground in Texas is the primary source of general public hunting. Why is this? Well, one of the biggest reasons is, there is very little State or Federal owned land in the state of Texas (approximately 98% of Texas land is privately owned). This means the general public must work out arrangements with private landowners to obtain land on which to hunt... hence Texas Deer Leases are born.

Landowners generate revenue and the hunter obtains a place to hunt by means of the Texas Hunting Leases arrangement. This is a win-win deal for both parties! And…in many cases, a verbal agreement is all that is used.

The amount of detail included in the arrangement may necessitate the need for a written agreement. For example, many ranches that focus on trophy whitetail management may require a written lease agreement. They must have guidelines in place to protect their management philosophy.


General considerations to keep in mind when entering into a lease agreement

The typical Texas Hunting Leases/Texas Deer Leases agreement may be simple in nature, all to the way to very complex.

There are a variety of issues for both the landowner and the hunter to consider:

Primary issues (should be addressed)

1. Duration of the lease

2. Description of the lease tract

3. Access timing and duration

4. Lease price

5. Payment schedule

6. Right of renewal

Other issues to consider

1. Type of game allowed to be hunted

2. Number of game to be taken – not to exceed Texas State regulations

3. Type of weapon to be used – Rifle, Bow, Black powder, etc.

4. Number of hunters allowed

5. Number of guests allowed

6. Blind and feeder usage

7. Blind and feeder placement

8. Who is responsible for blind and feeder maintenance

9. Where game may be cleaned and disposal of remains

10. SAFETY

There may be many other items that the landowner may want to address. It is very important for the landowner to clarify up front his ground rules so there are no conflicts during the season.


What to Look for In Texas Deer Leases

1. A ranch that fits the size of your group.

2. A ranch that, of course fits your price range.

3. A ranch that has been managed decently. You don't want a ranch that has been overhunted, run down, etc.

4. A ranch with limited traffic. Some I have seen are loaded with oilfield traffic.

5. The immenities you require. Water, electricity, sewer, camp area, bunkhouse, etc.

6. A ranch that permits you to drive on roads only, or anywhere may be important to you.

7. A ranch within decent driving distance from your residence.

8. If you can, find out any history about the ranch and it's recent hunting successes. Maybe they have references, pictures of deer taken, or a local reputation.

9. Once you have selected a lease you are interested in viewing, make an appointment with the owner/manager. Look the lease over carefully. Be sure the habitat looks good for Deer. Take notice of the number of, and type of domestic annimals on the ranch. To me, the worst thing to see is goats. They compete for the same vegetation, and deer hate goats. Goats tear up feeders and fences. If the ranch is small and full of goats...well, your on your own. A large ranch with a few goats may not be a problem.


How do you Find Texas Hunting Leases - Texas Deer Leases?

There are many ways to find Texas Hunting Leases, Texas Deer Leases, Dove leases, Turkey leases, and many other game leases.

The best way I have found is to subscribe to a supplier of listings. Here is my opinion on why: The costs of a six month listing will cost you less than a tank of gas spent looking at one lease!

Finding the correct lease is of the utmost importance. I personally have been burned by not getting in on a good lease. As you know, Texas Deer Leases are not so cheap these days.

The money you lay out for a lease MUST produce results! You don't want to wast your money and worse... the entire season.

Look carefully, ask lots of questions, dig into the details. Be sure of what you are getting....and....getting into.

All the more reason to have at your fingertips an abundant lease listing. The more you have to choose from the better choice you can make.


There are several websites that supply these kinds of listings. Most supply Texas Deer Leases listings as well as listings for other game as well. They vary in the quality and quantity of listings. A good rule is to have one that has flexibility in how you may search for your lease. For example, you want your lease in a certain region, therefore you need to be able to search by region.

So, when looking for a listing provider you want to be sure they provide at a minimum, the location, acreage, type of lease (season, day, annual, etc.), game type available, contact person and phone numbers, ammenities, and price.
